Each apartment includes en-suite bathroom, double bed, study area, spacious wardrobes, and smart TV. Additionally, residents of our apartments enjoy exclusive access to the Luxe Lounge, a sophisticated and vibrant space designed for relaxation, socialization, and entertainment.
The Luxe Lounge is fully equipped with large smart TV, games console, comfortable sofas, private fridge/freezer, and cupboards with a key card locking system for each guest, hob and ovens, dishwasher, kettle, toaster, drinks cooler, rice cooker, and blender. Daily cleaning and bin collection ensure a tidy and comfortable living space.
No matter which room you go for, you benefit from all utility bills included, regular cleaning, towel and bedlinen replacements, access to onsite gym and yoga room, wellness spa, entertainment area, cinema lounge, study rooms, outdoor space, bike storage, free bikes, superfast Wi-Fi, 24/7 staff onsite, postal service, regular social events, maintenance, kitchen and bedding essentials and much more – all included in the rent!
Note: All studios and en-suite rooms feature a smart TV. Students will need to purchase a TV license separately if they plan to watch any live TV. A TV license is not required for the TVs in the shared areas such as the kitchen/lounge or entertainment area.
Payment
- No Demage Deposit or Guarantor
We do not require any damage deposit. An advanced rent payment of £200 is required prior the 1st of August in order to secure the room, this amount goes towards the total rent for the academic year. From the 1st of August, please contact the Reservations team directly to find out the accurate advanced rent amount to pay. - Payment Plans
- 1 instalment plan available with £150 discount.
- 3 instalments plan available for UK Student Loan.
- 4 instalments plan available for UK Students with UK Maintenance Loan.
- 7 instalments plan available for international students.

Can I have visitors stay over?
Guests can have 1 guest stay overnight for a maximum of 14 nights in a month. Please note that the visitor must be over 18 years old and must always stay with the guest. They need to use the logbook at reception, so we know who’s in/out of the building.
Do you allow pets?
Unfortunately, pets are not permitted within our residences.
Can I smoke in my room?
In accordance with UK law smoking is not permitted indoors. You may however smoke outside in designated smoking areas.
Can I share my room with my partner/friend?
We can accommodate double occupancy in our studio rooms, as long as both occupants are full time students over 18 years old. Please note that some of our room types are subject to a dual occupancy surcharge.
Double occupancy is not available for en-suite serviced apartments.

What does free cancellation mean?
If you cancel your booking in writing more than 19 weeks prior to the start of your agreement, you can cancel without any penalty and receive a refund of the £200 advance rent payment. Please note that if you cancel your booking with less than 19 weeks until the agreement starts, you would be liable for the agreement unless a replacement student is found.
SPECIAL CIRCUMSTANCES:
- If Visa is not secured.
- If University place is not secured.
What if I choose a different university after getting my results in August?
If you choose to attend a different university, this wouldn’t be covered by our cancellation policy. If there is less than 19 weeks until the agreement starts, you will be liable until a replacement student is found to take over your agreement.
What if I don’t get the grades to get into university?
Our cancellation would cover if you don’t receive the required grades to get into University, as long as you inform us no later than 14 days before the agreement is due to start.

Will I get a refund if I move out early?
If you move out early then a refund is calculated from the day a new student moves into your room. Please note there is a £50 change of license agreement fee.
